This BRAND NEW 1 DAY COURSE will investigate how a building is constructed, where it can go wrong and what are the most common causes of building failure today. It will cover the majority of building types and techniques in both public and private sectors. The course will provide opportunities to discuss causes, remedies, treatment and monitoring of particular problems and the importance of effective, planned property maintenance.
Course Content:
STATUTORY REQUIREMENTS
• Building Regulations – an overview of basic structural checking for new and existing buildings
• Health and Safety issues for new build and refurbishment of properties and residual problems
SUBSTRUCTURE PROBLEMS
• Basic foundation design and problem ground conditions. Analysis of foundation failures and problems related to subsidence, heave, methane and radon
• Trees – their effect on foundation design and looking at failures
• Effective drainage design and dealing with failures
STRUCTURAL DEFECTS
• Cracking in walls – common causes
• Failures in brickwork – common causes
FLOORING AND ROOFING
• Flooring (timber) failings
• Roofing defects – common causes, both pitched and flat
• Insect attack, dry rot, wet rot, etc
ASBESTOS
• Managing the risk of asbestos in residential buildings – where it is to be found and how to manage the risk to occupants and maintaining an Asbestos Register. (Artex, floor tiles, soffits, water cisterns – all can contain asbestos)
SUNDRY PROBLEMS AND THEIR RECTIFICATION
• Failures in external rendering – common causes
• Identifying and dealing with condensation, rising damp and mould
• The importance of sound insulation, thermal insulation, fire resistance and means of escape in buildings and how these can be accidentally compromised
• Defective services and installation problems
